Question: Where are your homes located?

Answer: Our homes are located in Olive Branch and Southaven, Mississippi.

Question: How many bedrooms do your homes have?

Answer: Our homes have either three or four bedrooms.

Rental information

Question: Do I need to sign a long term lease?

Answer: No, we do not require our Residents to sign long term leases. We offer Month-To-Month terms in order to provide our Residents with the flexibility to move for whatever reason. Question: Is it possible to enter into a lease-purchase agreement on any of your homes?

Answer: At this time, all of our homes are for rent only and they are not available for lease-purchase.

Question: What qualifications do I need to have in order to rent a home from you?

Answer: A routine credit/background check is the first step of the application process. You are invited to complete a rental application if you pass this credit/background check. We also evaluate employment and landlord history. Applications are all evaluated on a point system where individual factors are assigned points. Your application is accepted if your total points are above a certain number.  Details can be found on the Rental Application Process page.

Question: I have bad credit and a bankruptcy. Can I still rent a home from you?

Answer: We run a routine credit/background check as the initial screening step of the application process. The company that runs this check for us provides us with their proprietary credit score. You are invited to complete a rental application if your score is greater than 70% and if your background check is satisfactory. The evaluation process is terminated if your credit score is less than 70% or if the initial background check is unsatisfactory. A history of bad credit and/or bankruptcy hurts your score. It would be more difficult, but still possible to score greater than 70%. There is no way for us to know until we run the credit/background check.

Question: How can I arrange a private tour of one or more of the available homes?

Answer: Simply call us (Phone number 870-762-0319) and we will be happy to schedule a private tour of any or all of our available homes.

Question: How can I get on the waiting list to rent one of your homes?

Answer: Simply call our office (phone 870-762-0319) or email us (email help@parasolprop.com) and we will be happy to place you on our waiting list to contact as soon as a home becomes available to rent.

Question: How long does it take to process my Rental Application?

Answer: A routine credit/background check (there is a $35 fee to cover the cost) is the initial screening step. Results are usually available within about 3 hours. If the initial background check is satisfactory, then you may complete a Rental Application. Our staff will check various references you listed on your Rental Application. This process may be accomplished within one day or may sometimes take several days depending upon how quickly your references respond to us. Question: I am currently living out of the area, but I will be moving and I am interested in renting one of your homes. What is the procedure for submitting a Rental Application?

Answer: Please refer to the page on our web site (click on this link, "Remote Application Procedure") that describes the application procedure for people that are applying for a rental home from a distant location. We will be happy to arrange a private tour of the homes that interest you whenever you are in the area. You can call ahead of your trip to arrange a tour.

Fees and costs

Question: Is there an application fee?

Answer: There is a $35 fee for the routine credit and background check that serves as the first step of the application process.

Question: What forms of payment do you accept?

Answer: We accept all major credit/debit cards, money orders, cashier's check, and personal checks as ways to pay the monthly rent. The initial Rental Commitment Deposit must be paid by credit/debit card, money order, or cashier's check. Personal checks cannot be used to pay the Rental Commitment Deposit which is described in our Rental Application Process page.

Question: Do I have to pay a security deposit before I rent a home from you?

Answer: A non-refundable Rental Commitment Deposit must be paid within 24 hours of us notifying you that your application has been accepted and that you may rent a home from us. The Rental Commitment Deposit equals the first month's rent when the rent is less than $1000 per month. The Rental Commitment Deposit is $1000 for homes where the rent is $1000 or  more per month. This Rental Commitment Deposit converts to the security deposit at the time you move into your home. There is no separate security deposit. This process is described in our Rental Application Process page.

Question: How much do I have to pay before I move into a home that I rent from you?

Answer: There is no security deposit to pay since your Rental Commitment Deposit (see previous question and answer) converts to the security deposit at the time you move into your home. You would pay an amount equal to the first month's rent plus any additional fees such as a pet fee.

Pets

Question: Do you allow Residents to have pets?

Answer: Yes, we have a pet friendly policy that allows pets in our homes. Please click on the following link to learn more about our pet policy: Pet Policy
