Rental Application

Credit and Background Check

Performing a credit and background check is the first step in the rental application process. There is a nonrefundable $35 fee to cover the cost of this service which is done by an outside company. This company provides a proprietary credit score based upon, but different from a Transunion score. We usually receive the report within 10 minutes, but it may sometimes take up to 3 days if the company decides to manually check parts of the report before making it available to us. The evaluation process is terminated if the credit score is less than 70% or if the initial background check is unsatisfactory. Individuals who pass the credit/background check are invited to submit a Rental Application. Please do not submit a Rental Application until we tell you that you passed the credit/background check. Rental Applications from people who fail to pass the credit/background check will not be evaluated.

The fastest way to pay the $35 fee is to call our office (870-762-0319) and provide us with your credit card information. It is also possible to mail us a money order, but it will take longer for us to receive your payment and run the credit/background check.

Information Needed to Perform Credit/Background Check

You may obtain a rental application in the following ways (Do not submit a rental application until we tell you that you passed the credit/background check.):

  2. You can obtain one during a scheduled private tour of one of our homes

  3. You can complete an application on our web site (click here for an online fillable rental application)

****Important****- -Please send the following documents along with your Rental Application:

  1. Photo copy of your driver's license

  2. Photo copy of a canceled personal check (to verify bank)

  3. Copy of most recent utility bill (electric, gas, water, or phone) showing your name and address

  4. Two weeks of most current pay stubs for each income source listed in the application. If self employed, most current Schedule C tax return and proof of current income
